I apologise if I have misled you into thinking that there really exists a Fraser REIT ETF. More of a pseudo-REIT ETF, if you ask me.
Why not think out of the box? Yes, the sharp-eyed you noticed it in my portfolio tracker post. It just meant I had it at some point in time. If you look at the structure of Frasers Centrepoint Limited, they are the sponsor of :
- Frasers Centrepoint Trust (FCT)
- Frasers Commercial Trust (FCOT)
- Frasers Hospitality Trust (FHT)
- Frasers Logistics & Industrial Trust (FLT)
Come to think of it, this represents an excellent position for recycling capital whereby the four REITs serve as “dumping grounds” for off-loading of assets. Plus, you gain access to directly-owned properties (such as Waterway Point at Punggol) which they have not yet injected into the respective REITs yet.
On the other hand, we also see that Frasers Centrepoint Limited has been aggressively growing its recurring income. Which according to them, is currently 62% of PBIT. Check out their investor slides for more details if you’re interested.
How much dividends are they paying out? Is that a decent enough yield for you based on the current price?
